Selling Your Home

Many sellers are concerned with the market today, as they should be.  There are many things that a seller can do to sell their home faster and for the price they want.  

1) Staging:  Staging your home is very important.  I will be able to show you what people would like to see when they walk in your home.  Some basic concepts with staging are to make sure your home is neat, clean, clutter-free, and all repairs are up to date.

2) Marketing:  In todays buyers market, your home must be well marketed.  There are many ways to market a home:  Flyers, post cards, newspaper, but the most important with todays savy buyers is the internet.  Is your home on Realtor.com?  Are you a featured listing?  How many pictures do you have in MLS?  The best way to increase visibility online is to have multiple pictures, virtual tour and detail descriptions.  Also, having open houses is become more and more necessary.  Gone are the days where, simply putting a sign on the front lawn would sell a home within a month.  The average home is sitting on the market between 6 - 12 months.

3) Showings:  If your home is about to be shown and you are in the area, make sure the lights are on, the home has been aired out recently, everything is tidy, and the A/C or Heat is on depending on the Season.

Smart Buyers are Buying NOW!

With the change in the market and homes taking longer to sell, buyers are finding good deals.  I would recommend that a buyer work with only a local full time agent.  Many times, I have seen customers working with agents from other parts of Delaware and they end up paying more or not finding the home of their dreams.  The best deals take a little effort to find and work for both the buyer and Realtor.  For a buyer to get the most for their money, expect to put in two to three offers and to negotiate a few times before coming to an agreement.
